Hallbergmoos – a Location for High-Tech Businesses
How the business location developed
For a long time, residents of Hallbergmoos and Goldach had been fighting the new airport, which destroyed large parts of their home. In time, though, it was realised that progress could not be halted and the best was made out of the new situation.

In the 1980s, the municipality changed its land development plan and designated generously-sized areas of land for commercial use. Since the airport was still under construction back then, it was not yet known what kinds of businesses would eventually locate there.

Initially they were expected to be transportation companies and shipment centres. But when a Mövenpick hotel was built in Hallbergmoos and two companies invested nearly €500 million in two state-of-the-art office buildings, it was clear that Hallbergmoos would become a preferred office location.

About 25 years after the Bavarian State Government had decided to relocate Munich airport to Erdinger Moos, flight operations commenced on 17 May 1992.

The fall of the Berlin Wall, however, changed the role of Munich’s airport. Since it was intended to enlarge the airport mainly to function as a traffic hub for trade with Eastern Europe, the initial plans were made obsolete by the course of history.

As a result, there were about 250,000m2 of office space available in the region, and were waiting for occupants, and another 500,000m2 were scheduled or already under construction when the airport began operations. Supply, however, greatly exceeded demand. Hallbergmoos, too, was affected by these circumstances. By the mid-1990s, the situation began to improve.

The situation today:

Today, Hallbergmoos has developed into an internationally recognised industrial location. In this, the municipality benefited from its favourable location between the airport on the one hand and the state capital and Munich trade fair centre especially on the other hand.

Two development axes terminate in Hallbergmoos: the axis along the suburban railway line to the airport, and another one alongside the A92 motorway.

An S-Bahn suburban train connection with Munich and the airport, a smoothly running shuttle service system to the business park and a dedicated motorway exit serve to create a high-performance infrastructure that is constantly extended and improved. Munich city centre can be reached in 30 minutes; within a matter of minutes, you are on your way towards Nuremberg, Munich, Augsburg, Salzburg or Deggendorf on the motorway; and the airport is, of course, only five minutes away as well. A favourable business tax assessment rate, which was lowered as recently as 2008, serves to make general conditions for companies intending to locate here even more attractive.

The so-called soft location factors deserve a mention too.
In the immediate vicinity of the Munich Airport Business Park, a 160,000m2 sports and leisure park (comprising, among others, football fields, tennis courts and a bark mulch running track) is currently being constructed and will provide those working in the business park with an interesting range of sports activities as well.

Families are well catered for with a sufficient number of childcare facilities, so that family and work life can be reconciled in the best-possible way. The diverse programmes on offer from different associations, the local adult education centre (Volkshochschule) and other institutions provide a wide range of possibilities for spare-time activities.

The Airport Business Centre - ABC:

The Airport Business Centre (ABC), established in 1994 and located in the immediate vicinity of the Mövenpick hotel, is home to international management syndicates such as Eurofighter Jagdflugzeug GmbH and PANAVIA Aircraft GmbH. Multimedia-specialised high-tech companies, such as AppSense GmbH, Bull GmbH, CEC – Cross Europe Communications, Citrix Systems GmbH, Euro-Log AG, ICB GmbH, MTU TURBOMECA ROLLSROYCE GmbH, Planar GmbH and Zuken GmbH, also have branch-offices at the ABC.

The office building – which in addition has a generously-sized employees’ restaurant, a cafeteria and a conference centre –, the multi-storey car park and the visitors’ parking lots are embedded in a park-like green area complete with water basins and water fountains.

The conference centre, which is used by the Mövenpick hotel as well, sports nine conference rooms and provides ample space for holding seminars and conferences. It can be used by both local companies at the MABP and external participants.

The eight municipalities of Eching, Garching, Hallbergmoos, Ismaning, Neufahrn, Oberschleißheim, Unterföhring and Unterschleißheim form a corridor between Munich city centre and Munich airport.
